Biography

Simon Siu is an honest and reliable full-time licensed professional real estate expert. He is a great consultant, and a good friend to neighbors and clients. Simon Siu speaks fluently in English, Cantonese, and Mandarin. He has lived, worked, and served in the Greater Vancouver area for 23 years. He obtained excellent training in Marketing, Business Law, Accounting, Business Communications, and Computer Technology at the British Columbia Institute of Technology (BCIT). As well, he obtained excellent training in Real Estate and Microeconomics at the University of British Columbia (UBC). Moreover, he obtained excellent training in Real Estate sales at Sutton Group real estate organization.
 
Hobbies: He enjoys listening to classical music. His favorite artists are violinist Isaac Stern, cellist Yo-Yo Ma, and pianist Murray Perahia. Apart from music, he also likes to go swimming, hiking, and play tennis, and badminton.

1. Evaluation of your home

Before listing or performing a market evaluation of your property, I will do a market survey and examine your area. Then I will provide you with 3 lists of the properties in your area, which are recently sold, active, and expired.

  1. The sold list tells what buyers are willing to pay for properties in your area.
  2. The active list shows the competition in the market.
  3. The expired list indicates over-priced listings that did not sell.

Secondly, I will examine your house and measure it to verify all the information for a Comparative Market Analysis (CMA).

Thirdly, I will provide you with a Comparative Market Analysis (CMA) report, which uses the comparative method appraisal to analyze your house with the rest of the marketed houses in your area, and give you a suggested price for your house. You are the boss, and you will make your final listing price for your home.

  18. Attend and facilitate your closing.
  19. Review closing documents.
  20. Assist in the completion and possession process.

  1. Interview with Buyers to listen to their real estate needs, financial supports, and mortgage arrangement;
  2. Explain home purchasing process, finance, mortgage, tax, home insurance, and utilities expenses;
  3. Assist Buyers to obtain a clear picture about their dream homes:
    • Area and location (close to school, transportation, shopping, or a private setting);
    • Type of home (house, townhouse, or condo);

2. Viewing Homes

  1. Find a home that Buyers request;
  2. Arrange appointments to view homes;
  3. Do market evaluation for target homes;
  4. Assist Buyers to select the best homes.

  1. Write a legally protected conditional offer for Buyers;
  2. Negotiate a best price and terms for Buyers;
  3. Explain the Purchase and Sale Contract to Buyers.

4. Closing

  1. Assist Buyers to obtain mortgage;
  2. Assist Buyers to arrange Home Inspection;
  3. Assist Buyers to arrange Lawyer or Notary Public;
  4. Assist Buyers to obtain Land Title review and advice from Lawyer or Notary Public;
  5. Remove conditions and close the Contract.

5. Moving

  1. Assist Buyers in completing the transactions from the Lawyer or Notary Public;
  2. Assist Buyers in applying for new accounts for Hydro, Gas, telephone, Internet, T.V. Cable, and changing mailing address;
  3. Assist Buyers in getting keys and possessing new home;
  4. Direct mail of my professional "Realty Report" to Buyers' homes monthly.

6. Post Services

  1. After you moving 1 day, I will call you to make sure every thing is ok in your new home, or assist you to get things right;
  2. After you moving 1 month, I will call you to double check every thing is ok in your new home, or give you assistance;
  3. After you moving 3 months, I will call you to make sure that you are happy with your new home, or need more assistnace;
  4. After you moving 1 year, I will contact you to make sure that you are satisfied with your new home and my services.
